How Singapore Fixed Its Housing Problem

Оценок: 24339 | Просмотров: 1017155
Singapore had a severe housing shortage decades ago. But it developed one of the world's best public housing programs, which has also allowed a huge number of its citizens to buy their own homes. Video by Vicky Feng, Robin Fall and Christian Capestany, with assistance of Melissa Cheok

Someone told me that they don't actually owns the place, they only lease it from government for 100 years or so..... basically paying off houses they don't own.

The idiots in Los Angeles City Hall need to study this. We have a shortage of 300,000 homes, rent has tripled in the last 20 years and we have the largest homeless population of any city in the western world

Very tiring live in the Singapore public housing! Overall, HOB only created a similar environment for people. All the stores, school, public spaces almost the same. Like a massive Bee Have, people live like a Robot without individuality. Nothing to envy for...! What a successful? Not really! >< All depend on what you define the happy and free life...!

This shows how future looking and pro populous govt like Singapore can bring people from slums and no homes to become home owners

India does have similar scheme(in fact, 90% of new lands are sold under these schemes). Unlike Singapore, there is no concept of leasing it for 99 year or so. You own the land and transfer it to family after you take a dirt nap...forever and ever.

Hm, I heard from Singaporeans that the lease you get from the public housing department (HDB) is a 99 year lease, not full ownership. At least, you can't pass it down to your children I think.

Really impressive. If only this happened in the USA, whether on a federal or state level. Instead, the luxury housing market is booming, but housing for everyone else isn't being built, and a lot of people can't afford to rent, let alone buy, a home of their own. Admittedly, the housing situation isn't so bad in small cities and towns, but in the big cities, it's unbearable.

In the Philippines, the government build houses to the illegal settlers. But those illegal settlers sell their house provided by governments and came back as an illegal settlers. 🙄 In addition, the houses also have a low quality of materials because of those corrupt officials. That's why it is hard for the county to become progressive because of the hard-headed people and abusive officials.

Isn't it funny how cities that had extensive social housing projects that converted to private ownership (new York, Singapore, London) all experienced massive economic booms yet people still oppose such projects?

The world cannot model itself after a postage stamp country that's barely a 1/2 century old. When your country is that young and tiny, your problems are going to be much easier to solve. Have the world's poor grab at their legs by the millions, and then see how well they hold up.

They fail to mention that Singaporeans pay through their nose for one of these little shoeboxes while the government profits tremendously off of it...how do you think our country got so rich with such 'low income taxes'... Perhaps it was true that when the government first started building public housing it was for the benefit of everyone having a roof over their heads. These days however, that motivation has changed into how much they can profit from halving the size of a apartment but charge twice as much. You can say that inflation has raised prices but the price of a public house here has increased 300 - 400% compared to the 1980s. That accounts for much more than inflation.
Brock Story (1 месяц назад)
Yeah when you try to give everyone a house the price rises

It makes sense: forcing people to live together is an effective step in washing out their cultural heritage and thus making them more docile. Its also why I dont trust cosmopolitanism. It claims to want diversity, but it ends up having everyone act, think, and dress in the same way. If people cant live in separate together with those who share their culture, that culture dies.

How come our (US) public high rises didn't work but theirs did?
Maddinhpws (1 месяц назад)
Because the US is extremely corrupt in everything they do. Also probably because they didn't add the social control aspect. You need to have different types of people and income in these high rise otherwise it becomes a slum of people pissing everywhere and taking drugs.
ceciLOVEtaco (1 месяц назад)
Easy , ABSOLUTELY , 100% , NO CHURNING PROPERTY. Singapore has thousands of rules against property churning. If you don't have real demand of living , there will be no HDB houses for you. If you play to cheat government , you WILL PAY THE PRICE. Fine +jail + ultimately confiscation of your house. You dare to cheat the government ? They will nail you down . So the result is everyone obeys the law so everyone can own his own house at an affordable price. & most important of all , money can not buy the intergrity of Singapore's government . Don't expect the government to change its policies under conglomerates' lobbying pressure. Even though lobbying works extremely well in other countries, it doesn't work in Singapore.
mighty (1 месяц назад)
Other Countries are too corrupted to achieve this goal
museoftheark (1 месяц назад)
Making sure there is a mix is probably why it's successful in part. A lot of the reason housing projects fail is because they become squaler(issue of people peeing all over for some reason) if it's filled only with the lowest income people. Lots of cases where the stairwells end up used for drug dealing and gangs. For better social house in the West they need to mix low income with middle class more

When I visited Singapore, my uber driver proudly told me that their government had enough savings to live through five(5!!) recessions. Probably one of the smartest most people-focused governments out there. We could all learn from Singapore. 👏👏

An "unexplained fire", I guess they needed a nudge huh? Ot must be terrible having to face expensive housing costs but I imagine a nation that you cannot even truly find in an atlas, that you can lap in an hour has much real estate for much of it population to invest in. I'm pretty sure that for anything to be built you have to tear something down. For one person to get a backyard, you may have to take down one of those towers, I guess your willing to provide standing space in your new backyard for the former tenants. I'm pretty sure it sucks to be restricted to your four government walls but I could point you to the many who wish they could share your inconvenience

About fire. I'm from BR and I can assure that fire can be pretty normal in slums(SP city has a lot of history with this). So please understand, everyone that think that this level of social control(it's basically irrelevant) can be dangerous to the nation clearly don't know nothing about life. Singapore deserves the peace nobel by but their citizens in first place!

this is one of the best propaganda vids you will find... Singapore's public housing isn't cheap and the "homes" are leasehold, for all you know, that "squater fire" was started by the gov to move them... conspiratorial perhaps, but with a dictatorship, "amazing" things can happen, fyi, the cpf was actually started by the british and is now a matter of serious contention with the gov constantly refusing to honor their promise to return the savings at 55years old. News of singapore is usually propaganda and its a very pretty picture on the surface... until you actually talk to a native singaporean, there's a reason why it has one of the most unhappy people and also one of the costliest cities... (a gov hdb recently was sold for $1000,000.00 or more) Don't believe all you see in vids

It’s not true that you need to wait for 7 years after application to get the keys to your HDB flat. It’s true in the case of SERS (selective enbloc redevelopment scheme). Nowadays it’s probably a 2-3 years wait or even shorter. This is a fairly accurate account of the public housing sector in Singapore.

Now if New York could get this right...
Rebekah W (2 месяца назад)
... it's also jam-packed.. and rather small. you can't have too many people live at one place - if your family lives in the latest ones built it may be a tight squeeze.. and there's not a lot of place to exercise in the home.. + you have to wait several years first.... and now with it being such a 'rich' country - no one wants to have to wait for a house because everyone may look down on you. a whole different mindset there..

The video didn't mention the most important clause of public housing in Singapore. You need to get MARRIED FIRST in order to qualify for Public Housing. In addition, Singaporeans don't own the house/flats. They are purchased on a 99-year lease which means that after 99 years, the family and their descendants have to vacate from the premises without any compensation. Finally, there are NO public housing that has swimming pool facility for it. All public swimming pools are accessible by any member of the public after paying a fee regardless if they stay near the public swimming pools or not. The video also didn't go indepth on the pricing of the flats and the average income. A public "4-room" flat (3 bedrooms , 1 living room) cost approx. $300,000 - $500,000 depending on the location of the flat. A condo cost about $1,100,000 - $1,600,000 for the similar sized flat. The average salary for fresh graduates is about $3,000 - $5,000 and combined salary can be from $5,000 to $12,000. Average Singaporean takes about 25 years to pay off their housing loan, which serves as a 'burden' for them from ever investing that money in elsewhere. If they decide to use their CPF to pay for the home, when they sell it in the future, they have to return the money together with the accrued interest of CPF (i.e. interest earn if the money was in CPF untouched) back to CPF. This is why many Singaporeans are complaining because CPF money is afterall their own money and yet they have to pay that money back instead of using it to purchase a 2nd flat/property after selling their first home.

PoodleScone (2 месяца назад)
This explains how demand from foreign money is kept out of the housing market. This idea is genius.
Conrad Gifford (2 месяца назад)
Reason why pubic housing hasn’t had crime is because they don’t have poverty. Singapore has a solid economy going and when you have people employed you have people working for a living rather than stealing for a living. Remains to be seen if the gov will allow the private sector to be more independent and less reliance on socialism.
